Evictions

One of the worst feelings as a landlord (and homeowner) is renting your home out that you put your heart and soul (and money) into during your remodel so it’s nice for your tenants, only to find out a month later that you ended up renting to slackers who immediately stopped paying you rent, or who are trashing your home, or your neighbor-friends are calling complaining about the shenanigans going on in your property. One of the most wonderful things about Arizona is it’s a very landlord-friendly state. In other words, unlike other states like California where there’s a mandatory six-month waiting period to evict a tenant, you can potentially evict a tenant in under a month, but only if you understand the process and only if you have a rock-solid lease agreement.

The key to evictions, as well as any other court case, is PROCEDURE. Filling out the paperwork properly and understanding the timing involved during the eviction process is daunting to most people; let’s face it, legalese can be scary. Do you know that 95% of all court cases are lost due to nothing more than procedural errors? That’s right — the paperwork wasn’t filled out correctly or the filings weren’t done on time. This is where I come in. I can navigate you through the process, fill the paperwork out for you, and guide you through the timing issues involved with evicting a bad tenant. I can also help you ensure your lease agreement with your tenant is rock-solid and protects your interests.

As a landlord myself, I fully understand and can relate to the emotions that come along with realizing the people you trusted to take care of your property just deceived you and took a big chunk of your income that you were relying on away from you. I’ve been there personally, and it sucks.

Call me to discuss your options. I can walk you through this emotional process and help to ensure you meet all of the court’s deadlines. Evictions do not have to be painful and costly. Remember, Arizona is a very landlord-friendly state!

  • Arizona Evictions

Arizona is a very “landlord-friendly” state when it comes to evictions. If executed properly, a landlord can potentially boot a bad tenant in under thirty days.

  • Your Rental Agreement

The key to a successful eviction is to ensure you protected yourself and clearly spelled out the terms of the lease with your tenants ahead of time. Judges don’t like “grey areas.” If you haven’t clearly stated your expectations to your tenant — writing — you may have a difficult time evicting that tenant in an expeditious manner.
