One of the worst feelings as a landlord (and homeowner) is renting your home out that you put your heart and soul (and money) into during your remodel so it’s nice for your tenants, only to find out a month later that you ended up renting to slackers who immediately stopped paying you rent, or who are trashing your home, or your neighbor-friends are calling complaining about the shenanigans going on in your property. One of the most wonderful things about Arizona is it’s a very landlord-friendly state. In other words, unlike other states like California where there’s a mandatory six-month waiting period to evict a tenant, you can potentially evict a tenant in under a month, but only if you understand the process and only if you have a rock-solid lease agreement.
The key to evictions, as well as any other court case, is PROCEDURE. Filling out the paperwork properly and understanding the timing involved during the eviction process is daunting to most people; let’s face it, legalese can be scary.
